Three rooms a home owner should focus on when updating

Whether you just bought a home you want to make your own or are updating a home you have lived in for years, the money you spend today will ultimately be an investment for your future. At some point, you will likely sell the home you are updating today. Choosing where to best invest your time and resources for future return will likely depend on your budget and the market for your home.

It's important not to over invest in upgrades for the price point of your neighborhood. Although the budget for a starter home would be much different than that of a move-up home, the rooms which will make the biggest impact remain the same.

The Living, Family or Great Room

Whichever room you see first when you walk in your front door. The living or family room is the place where we entertain or gather with family and friends.

It is also the room we usually spend the most time in and generally very comfortable feeling. Some notable updates here would be:

  • Hardwood Floors
  • Crown Moulding
  • Built-in Sound System
  • Lighting
  • Windows and/or Window Treatments
  • French Doors (if there is a patio off this room)

If you have a large entry way leading to your family room, the flooring in this room should be the same as the flooring in all adjoining rooms for continuity.

The Kitchen

The kitchen is the heart of the home and the most expensive room to upgrade. Finishes for kitchens can be found in any price range and it's difficult to not go overboard here.

There's also a lot of personal preference when you talk about redesigning a kitchen. We should all have a kitchen we love to cook in (unless of course, you don't like to cook) then a great kitchen will help sell your home. There are numerous ways to update or remodel a kitchen without buying everything new.

  • Paint your Cabinets
  • Add Trim to Your Cabinets (before you paint them)
  • New Door Handles
  • Movable Island
  • Extra Storage
  • Tile Backsplash
  • New Appliances
